Retail leases are regulated

If the Retail Leases Act 2003 (Vic) applies, the landlord must give prescribed documents at set times, and many common lease clauses are void. A missed step can let the tenant withhold rent or end the lease. Offices, warehouses and factories are often outside the Act, and then the lease itself governs, so the drafting carries more weight.
